There is a basic principle in home inspections - and it applies in life - if it walks like a duck..... well, you know the rest. In the picture to the left we see a loose drain fitting. Instead of tightening it properly someone decided that caulking it shut would be the best course of action... So what does something like this mean for a home inspector? First of all, you don't need a home inspector or an engineer to tell you that this isn't right. But what it does is put the inspector on high alert. I start to say in my mind "if someone is willing to do this, what else will there be?". And more often than not, I end up finding more "repairs" like this during the inspection. So while not always "major" defects, the little things in a home can give you clues to what else is going on - and that is "home inspections 101" |
